If you’re thinking about selling your home in Spain, one of the first steps is to make sure you have all the documents in order. Having complete and up-to-date documentation not only speeds up the process but also avoids delays or legal issues.

Title deed (deed of sale)
This is the document that proves you’re the legal owner of the property. It’s obtained after the notary signed it when you purchased the home and is registered in the Property Registry.
Nota simple del Registro de la Propiedad
This is an official extract that indicates the owner, any encumbrances (mortgage, liens, usufructs), and the legal description of the property. At Inmo Alcossebre, we can help you manage it and can order it for you.
Energy efficiency certificate (CEE)
Mandatory since 2013 for selling (or renting) any property. This certificate classifies the home according to its energy consumption, from A (most efficient) to G (least efficient). It must be issued by a certified technician. We can also help you obtain it.
Latest IBI (Property Tax) receipt
This serves to prove that the municipal tax has been paid, and it is usually agreed between the parties who will pay it in the year of sale. Proof of payment of garbage fees or other local taxes is sometimes also requested.
Certificate of current community payments
If the home is part of a homeowners’ association, you will need a certificate signed by the administrator confirming that there are no outstanding debts. This is mandatory for signing before a notary.
Installation certificates or bills (optional, depending on the case)
In older homes or those with renovated installations, it may be necessary to present electricity, gas, or water bills certifying that they are in working order and legally certified.
A valid DNI or NIE (National Identity Document) of the owner
Mandatory to formalize any transaction. If the sale is handled by a representative or heir, legally certifying documents must be provided.
Plans or specifications (optional but useful)
Having an updated plan or detailed information on the materials and finishes can help make the property more attractive to buyers.
What if you still have a mortgage?
No problem. If your home is mortgaged, you will need to request a certificate of outstanding debt from the bank. At the notary’s office, this debt can be directly settled with part of the sale proceeds.
